Luxury home with ocean view in one of the the most expensive areas in the capital region.

The house has a beautiful back garden with big patio, jacuzzi and bbq. The kitchen is fully equipped with double fridge and large cooking area and the living and dining areas are very spacious and beautifully furnished

On the ground floor is a small apartment with it´s own kitchen, bedroom and living room. The villa can be rented with or without the extra apartment. Please note price changes if asking to include the ground floor apartment

Private parking in front of the house and to drive to  Reykjavik city centre takes about 10 minutes.

Please note: We are NOT interested in renting this property to groups of boys/young men having huge, loud, drunken parties. This is a private home in a very respectable area

After booking you will receive an email with all check-in information and your booking has to be confirmed by the host

  • 1. The customer does not acquire any claim for the availability of a particular room, unless the management confirmed the availability of a particular room in writing.
  • 2. Booked rooms are available to the customer from 15:00 on the day of arrival. The customer has noclaim for earlier availability.
  • 3. On the agreed day of departure, check-out is at 11:00 am at the latest. After that time the guesthouse can charge 50 % of the agreed price of the room for the additional use of the room up until 18:00, and 100 % from 18:00. Possible further claims for compensation for damages by the hotel are reserved.
  • 4. Your booking is deemed as confirmed when you have received your reservation email with check-in information
  • 5. The number of people who can enter the property must comply with the number of guests booked to stay in the guest house. Under special circumstances we will allow visitors but this must be approved by management. Visitors are not allowed to stay the night or beyond certain times agreed with management beforehand. B14 reserves the right to charge the full rate for any such unauthorised stay and/or to terminate the booking.
  • 6. Any luggage or personal belongings are the responsibility of guests. We allow luggage to be left for a few hours after check out, but we are not liable in the event of something going missing or being damaged.
  • 7. Any damage caused to the property by any guest will render them liable to the full cost of repair and replacement. We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit card
  • 8. The property is completely non-smoking.
  • 9. Please note any transgressions to the above rules or damage caused by guests will be liable to financial penalties. $100 for smoking and at owner’s discretion for anything else. We reserve the right to cancel any stay or booking found to be in violation of our terms and conditions, or behaving in an anti-social manner, which upsets other guests and staff. Remember that you are sharing B14 Guest House with other guests – please behave accordingly. Please be aware of fellow guests if coming in very late or leaving early
  • 10. If the guest cancels confirmed booking the nights not spent are not refunded.
